What is a Civic Association?

A civic association is a type of organization whose official goal is to improve neighborhoods through volunteer work by its members.  Many civic groups serve the important function of providing a collective voice to issues that affect their communities. Group leaders communicate directly with government officials and the media to influence many types of governmental decisions and policies. Government officials often rely on views expressed by leaders of civic groups as an indication of the public sentiment.

What is the difference between an HOA or Condominium Association and a Civic Association?

An HOA has a mandatory fee you have to pay if you buy a property within that area, which also means you have to obey the rules and regulations of that neighborhood. A civic association may also have a fee, but it’s strictly optional if you want to participate, and usually it’s very small.

Is the Indian Creek Civic Association an HOA? 

NO.

What are the membership requirements of Indian Creek Civic Association (ICCA)?

100% voluntary. Our membership dues are $45 annually due in January.

What is a Resale Certificate?

A Resale Disclosure Certificate is documentation that sellers are LEGALLY obligated to provide to the buyer.  Resale Disclosure Certificates are mandated by §Title 68, Section 5407 for Homeowner / Planned Community Associations and Section 3407 for Condominium Associations in Pennsylvania.

Does the Indian Creek Civic Association (ICCA) provide a Resale Certificate?

NO.  The ICCA does not provide “Resale Certificates”…..this is a legal document(s) provided to buyers before the purchase of a home in an HOA or Condo Association.  We don’t have and/or provide this document since we are a Civic Association.

Does the Indian Creek Civic Association (ICCA) have covenants or Bylaws?

We used to, however, they have expired and are no longer valid. Luckily, most of them were outdated and all of the pertinent ones are upheld by Hampden Township.  They are posted on our website for historical purposes.

Realtor Signs

Realtor signs (including directional signs) are not permitted on any Common/Public areas of Indian Creek.  Signs are permitted only on the property that is for sale. Open House signs are permitted at the entranceway on the day of the Open House only and must be removed when the Open House is over.
